How we work with your body corporate
Effective body corporate management needs organisation, attention to detail, knowledge of the legal obligations and, above all, good communication. We provide personalised, hands-on management and work closely with each committee through its elected chairperson.
Every scheme we manage follows the same yearly cycle of nominations, the AGM, budgets and levies. See the body corporate year for what happens when.
What a body corporate manager does not do
A manager acts on the body corporate’s decisions. The manager does not decide motions for owners, and it is not responsible for maintaining common property, although it can organise the work when the committee asks. Disputes between owners have their own process through the Office of the Commissioner for Body Corporate and Community Management. See resolving body corporate disputes.
Frequently asked questions
Is “strata management” the same as body corporate management?
Yes. In Queensland the legal term is body corporate (under the Body Corporate and Community Management Act 1997), and “strata” is the everyday term used around Australia. A body corporate manager and a strata manager do the same job.
Can a body corporate manager act without a committee?
Yes, in limited circumstances. If a committee cannot be formed, owners can engage a body corporate manager to carry out all of the committee’s functions. This needs a special resolution, by secret ballot unless owners have agreed by ordinary resolution to an open ballot, with no proxy votes and an explanatory note in the notice. The engagement ends at the next AGM or 12 months after it starts, whichever comes first.
