Service

Body corporate maintenance coordination

We organise quotes, send work orders for approved maintenance, follow the work through to completion and inspect the common property before each AGM. The body corporate decides what is done; we make sure it happens and keep records of it.

What’s included

Maintenance

  • Organise quotes for body corporate maintenance, and arrange and send work orders for approved maintenance
  • Follow up work orders so maintenance stays up to date, and inspect completed work on request
  • Access to building consultants
  • Inspect the common property before the annual general meeting

Common property or lot?

The body corporate must keep common property in good and structurally sound condition, and each owner must keep their own lot in good condition. Where the line falls depends on your survey plan:

  • Building format plan (most unit blocks): the body corporate generally maintains structural elements, roofing membranes, railings and balustrades, doors and windows in boundary walls, and shared utility infrastructure, even where these are inside a lot. An owner usually maintains items on common property that serve only their lot, such as their hot water system.
  • Standard format plan (many townhouses and duplexes): owners generally maintain the building on their lot, including its roof, walls, doors, windows and foundations. The body corporate maintains common property such as driveways, gardens and pools.

See who pays for maintenance: lot owner or body corporate.

Reporting a maintenance issue

Owners and residents of schemes we manage can report common property issues by phone on 07 4837 1788 or by email to bc.nq@century21.com.au. Include the scheme name, the lot number, what and where the problem is, and photos if you can. Tenants should contact their property manager or landlord first.

Planning ahead

Larger items such as repainting, roof work or replacing fences are funded from the sinking fund, which must plan for likely spending over at least the next nine years. Our inspection before the AGM helps the committee keep that plan realistic.

Frequently asked questions

Is the body corporate manager responsible for maintenance?

No. The body corporate is responsible for maintaining common property. A manager can organise quotes and work orders when the committee asks, which is the service we provide.

Who fixes a leaking shower in a unit?

Generally the owner. Wet-area waterproofing and shower trays inside a lot are usually the owner’s responsibility in a building format plan, because a bathroom membrane is not a roofing membrane. Check your scheme’s plan and by-laws.
