Bowen Basin

Body corporate management in Moranbah and the Bowen Basin

Estate Plaza manages body corporate schemes in Moranbah, the wider Isaac Region and the Bowen Basin, and as far as Emerald and Gladstone, from our Mackay office. Many of these schemes are investor-owned, so clear written communication and reliable levy management matter.

Schemes with many investor owners

In mining towns, many lots are owned by investors who live elsewhere and rent to tenants. That makes some things more important: levy notices and AGM papers that go out on time, a committee that can meet and vote remotely, and a clear line between the body corporate’s responsibilities and the landlord’s. We handle the body corporate side. Tenants should report issues to their property manager or landlord first.

Small schemes and duplexes

Small schemes still need their records, insurance and, for most regulation modules, budgets and levies kept properly. Two-lot schemes under the Specified Two-lot Schemes Module have simpler financial rules and do not need formal budgets. Tell us your module and number of lots, and we will explain what the management involves.

Keeping levies up to date

When the property market moves with the mining cycle, some owners fall behind. We follow up overdue levies promptly and report arrears to the committee. If a debt reaches 2 years overdue, recovery action must start within 2 months of that date. See levies and accounts.
