Body corporate and strata management in Mackay
Estate Plaza is a body corporate and strata manager based in Mackay, managing around 200 schemes from our office at Upstairs, Shop 5, 68 Sydney Street, Mackay QLD 4740. We look after unit blocks, townhouse complexes and small schemes across Mackay and the surrounding region, and we are part of the Century 21 Coast to Coalfields group. This page explains what a Mackay committee should expect from its manager, how the body corporate year runs, and how to ask us for a proposal.
Why a Mackay-based manager
A local manager knows the local trades, the weather and the buildings. When a storm comes through, a gutter overflows or a quote needs checking on site, our team is in town. Committees can drop into the office, and owners can talk to someone who knows their scheme.

Suburbs and areas we serve
We manage schemes right across the Mackay area, including Mackay CBD, North Mackay, South Mackay, East Mackay, West Mackay, Andergrove, Beaconsfield, Bucasia, Eimeo, Slade Point, Mount Pleasant, Glenella, Ooralea, Walkerston and Sarina. If your scheme is somewhere else in the region, ask us. We also manage schemes in the Whitsundays and Bowen, in Moranbah, the Isaac Region and the Bowen Basin, and as far as Emerald and Gladstone.
Mackay’s community titles schemes range from beachside unit blocks and inner-city apartments to townhouse complexes and small groups of two to four lots. Each has its own survey plan, by-laws and regulation module, which decide who maintains what and how the scheme is run. We manage each scheme under its own community management statement.
What a Mackay committee should expect from its manager
Whichever manager you choose, Queensland law sets a baseline. Use it as a checklist when you compare proposals or review your current manager.
- A written engagement. It lists the manager’s duties, states how the manager is paid and sets a term of no more than 3 years. The statutory code of conduct forms part of every engagement and prevails over anything inconsistent with it.
- Owners decide who is engaged. A new manager is engaged by ordinary resolution at a general meeting, and owners receive the proposed contract terms before the meeting. The committee cannot engage a manager on its own.
- A non-voting seat on the committee. The manager is automatically a non-voting committee member and acts on the body corporate’s decisions. It does not vote on them.
- Monthly reconciliations. Where a manager is authorised to manage the funds, a reconciliation statement for all accounts must be prepared within 21 days after the end of each month.
- Records that come back when asked. If the engagement ends, the manager must return the body corporate’s records and property within 14 days of the committee’s notice.
Beyond the legal baseline, look for clear meeting papers, levy notices that show exactly what is due, quotes and work orders that are followed through, and a manager who keeps the committee informed between meetings. Our body corporate services page sets out what we include, from secretarial and meetings to levies and accounts.
How the body corporate year runs in Mackay
A body corporate’s financial year does not always end on 30 June. For most schemes it is linked to when the scheme was established, so two neighbouring Mackay blocks can hold their AGMs months apart. The timetable then runs from your scheme’s own year end:
- 3 to 6 weeks before year end: owners are invited to submit motions and committee nominations.
- Before the AGM: the committee prepares the administrative fund and sinking fund budgets. The sinking fund budget must reserve for likely spending over at least the next nine years.
- At least 21 days before the meeting: owners receive written notice, with the agenda, motions, budgets and voting papers.
- Within 3 months of year end: the AGM is held. It adopts the budgets, sets the levies and elects the committee.
- Within 21 days of the AGM: minutes go to every owner. Levy notices follow, each at least 30 days before its due date.
Mackay’s coastal weather adds to that calendar. Roofs, gutters, balustrades and external paint need regular attention in a cyclone region, and insurance needs a current replacement valuation, done at least every 5 years. We inspect common property before each AGM, organise valuations, and handle claims with the body corporate’s broker. See the body corporate year, the AGM checklist, insurance and claims and maintenance coordination.
How to request a proposal
Getting a proposal from us does not commit your body corporate to anything. To get one:
- Gather the basics. The scheme name and address, the CTS number (on your levy notice or AGM papers), the number of lots and, if you know them, the regulation module and when your current agreement ends.
- Send them to us. Use the proposal request form, call 07 4837 1788 or email bc.nq@century21.com.au.
- Receive a written proposal. We send the services included and our agreement terms, ready for your committee to compare and to circulate with the meeting notice.
- Put it to owners. The body corporate decides by ordinary resolution at a general meeting, either at the AGM or at an extraordinary general meeting.
