Whitsundays and Bowen

Body corporate management in the Whitsundays and Bowen

Estate Plaza manages body corporate schemes in the Whitsundays and Bowen from our Mackay office. We provide the full service, covering meetings, levies, insurance and maintenance coordination, for schemes along the coast north of Mackay.

Coastal schemes need close attention

Salt air, sun and cyclone season are hard on buildings. Balustrades, roofing, external paint and pool equipment wear faster on the coast, and those costs need to be planned in the sinking fund. Insurance also needs a current full replacement valuation, done at least every 5 years. We help committees keep the maintenance plan and insurance realistic. See sinking fund basics and body corporate insurance explained.

Check your scheme’s regulation module

Resort-style and holiday-letting schemes can be registered under a different regulation module from a suburban unit block, and the module changes some of the rules. Your community management statement shows which module applies. We work with schemes under the module they are registered with.

Distant owners, clear communication

Many coastal schemes have owners who live elsewhere. We send notices, minutes and levy notices in writing, run AGMs that owners can take part in by voting paper or proxy, and keep the committee informed between meetings.
