- Organise an insurance valuation at least once every 5 years (or earlier if requested) on behalf of the body corporate
What a body corporate must insure
A Queensland body corporate must insure its common property, body corporate assets and public risk, and in most cases every building that contains a lot. In a building format plan, each building is insured for its full replacement value. In a standard format plan, the body corporate insures buildings that share a common wall, and owners insure free-standing buildings.
Valuations
An independent valuation must be done at least every 5 years so the sum insured reflects the full replacement value. We organise the valuation, or an earlier one if the committee asks, and each year we give owners the details of the policies and the latest valuation with the AGM papers.
Claims
If something on common property is damaged, or damage to a building may fall under the body corporate’s policy, call us on 07 4837 1788. We will lodge the claim with the insurer and keep the committee and the affected owners informed. Contents and an owner’s own improvements are generally not part of the body corporate’s cover, so owners should check their own insurance.

Frequently asked questions
How often must a body corporate building be valued?
An independent valuation must be done at least every 5 years.
Does body corporate insurance cover my contents?
Generally no. For insurance purposes, “building” excludes items such as carpets, blinds, curtains and unplumbed appliances. Owners, including landlords, should arrange their own contents or landlord cover.
Who decides on extra cover such as flood?
Extra cover beyond the compulsory insurance, such as flood cover, needs an ordinary resolution at a general meeting.
